Location / Travel: Jacksonville, FL (with regular travel to assets in Space Coast)
Responsibilities
Leadership & Team Development
• Directly manage, mentor, and develop a team of Property Managers across the region, setting clear expectations, holding the team accountable, and building a culture of ownership and excellence.
• Conduct regular one-on-ones, site visits, and performance reviews; identify growth opportunities and address performance issues directly and constructively.
• Serve as the hiring authority for property-level management roles; build and maintain a strong bench of talent.
• Foster a team environment where people feel supported, challenged, and proud of their work.
Ownership Reporting & Strategic Alignment
• Report directly to ownership and asset management on portfolio performance, including occupancy, financials, capital needs, and market positioning.
• Participate in ownership-level planning discussions, offering informed recommendations for revenue repositioning strategies.
• Prepare and present regular performance summaries, budget variance analyses, and forward-looking operational plans.
• Serve as a trusted operational lead to the principal(s), bridging the gap between strategic intent and day-to-day execution.
Portfolio Operations
• Oversee the operational performance of all properties in the regional portfolio — occupancy, rent collections, NOI, maintenance quality, and resident satisfaction.
• Focus on resident satisfaction and retention through proactive community-building initiatives and responsive customer service. Stay current on market trends and recommend competitive positioning, enhancements, or innovations.
• Lead marketing plan oversight and direction and its implementation across third-party vendors, asset management, brand guidelines and on-site property marketing inititatives
• Set and enforce operational standards across the portfolio.
• Identify and resolve operational inefficiencies; implement process improvements that reduce cost and improve resident experience.
• Manage vendor and contractor relationships at the regional level; negotiate contracts and hold vendors and suppliers accountable.
• Ensure full compliance with fair housing laws, local regulations, and ownership’s risk standards.
• Implement preventative maintenance plan and overall asset preservation protocols for long-term ownership
Financial Oversight
• Own regional budget development and management; work with Property Managers to build accurate annual operating budgets and hold the team accountable to them.
• Monitor financial performance at the property and portfolio level; identify variances early and develop corrective action plans.
• Understand and optimize key financial drivers — revenue, expense control, renewal strategy, and loss-to-lease.
• Support ownership in lender reporting, investor communications, and asset management obligations as needed.
Systems & Technology
• Maintain an expert-level command of the property management platform(s) in use.
• Champion system adoption, data integrity, and consistent usage across the team; identify and implement system improvements.
• Leverage reporting and analytics tools to stay ahead of performance trends and make data-informed decisions.
• Evaluate and recommend new technology or process tools that improve team efficiency and resident experience.
Qualifications – Who You Are
• A proven operator who has managed a team of property managers and is comfortable owning outcomes, not just overseeing activity.
• Comfortable reporting to, and building trust with, ownership or principals who are closely involved in performance.
• Entrepreneurial and adaptable: you don’t wait for perfect systems or full resources. You build, iterate, and figure it out.
• Highly detail-oriented on systems and data, but able to zoom out and communicate strategy clearly to executives and owners.
• A decisive, fair, and direct leader who attracts good people and gets the best out of them.
• Scrappy when needed. Willing to get in the weeds on a lease, a work order, or a vendor dispute if that’s what the situation calls for.
• Calm under pressure with a solutions-first mindset and a high sense of personal accountability.
• Collaborative team-player to work alongside Principals, Asset Management, Accounting and Operations team members.
Qualifications – Required
• 7+ years of property management experience, with at least 3 years in a regional or multi-site leadership role.
• Demonstrated experience managing and developing a team of direct reports.
• Strong financial acumen: budget development, variance analysis, and NOI management.
• Deep working knowledge of major property management platforms (e.g., Yardi, AppFolio, ResMan, Entrata, MRI, or equivalent).
• Solid understanding of fair housing regulations and landlord-tenant law.
• Exceptional communication skills with comfort at the ownership level.
Qualifications – Preferred
• CAM or CPM designation (or active pursuit).
• Experience working directly with private ownership groups, family offices, or entrepreneurial real estate operators.
• Familiarity with multifamily market analytics and benchmarking tools.
