Summary Of Position
The Area Vice President is responsible for overseeing a large portfolio of properties in multiple locations in Kentucky, Ohio and North Carolina. This role ensures their assigned portfolio of properties meets or exceeds its financial performance targets, ownership objectives, and team/people objectives. Financial performance, attainment of ownership and team/people objectives will be achieved by ensuring that:
Strategy of asset is determined with Asset Management, clearly communicated and executed.
Accountable for properties providing industry best customer service levels.
Revenues are maximized.
Expenses are carefully monitored and controlled.
Properties are staffed optimally.
Employees, including Regional Area Managers, are developed, trained, motivated, coached, perform well and are held accountable.
Assets are preserved and maintained to the highest standards.
Regional Area Managers are held accountable for regulatory compliance and adherence to all legal requirements.
Relationships with partnerships are built with support groups.
All properties and team members at properties are visited at least once a quarter.
Essential Job Functions
Increases property NOI annually as determined by budget rollups, including achieving <1% delinquency by end of each month.
