We are seeking a dynamic General Manager (GM) for a luxury residential community in Florida managed under the Black Briar Management platform – a property where the standard of living is not incidental, but intentional. Black Briar Management (BBM) is a rapidly scaling hospitality-focused property management company whose portfolio spans traditional condominiums, condo-hotels, multifamily communities, commercial real estate, and mixed-use assets across South Florida.
The GM is the standard-bearer of the entire operation – the leader who ensures that every system, every team member, and every resident interaction reflects the full promise of luxury residential living.
POSITION OVERVIEW – The GM is functionally, the chief operating authority of the property – the single point of accountability for every facet of its performance. This role demands a confident, community-minded operator: someone who can manage vendor relationships one hour, lead a high-stakes staff meeting the next, and walk a resident through a concern with the warmth of a trusted neighbor.
The GM sets the culture, drives the financial results, manages the relationships, and ensures the property’s reputation as a premier luxury residential address is actively elevated every single day.
This role requires an active Florida Community Association Manager (CAM) license issued by the Florida Department of Business and Professional Regulation (DBPR). Applications without an active CAM license will not be considered.
CORE RESPONSIBILITIES
• Strategic Vision & Execution: Develop and execute the operational strategy for Nautilus 220 in alignment with BBM’s standards and the directives of ownership. Set the tone for culture, performance, and service excellence across every department and every shift.
• Team Leadership & Development: Recruit, develop, and lead a high-performing team of professionals across all departments. Set clear performance expectations, deliver consistent coaching and feedback, and hold every team member accountable to the standard. Build a culture where excellence is self-reinforcing and every employee is proud of where they work.
• Financial Leadership: Own the annual operating budget – from development through execution. Lead financial performance reviews, analyze variances, and present ownership-ready reporting. Identify and implement strategies that enhance Nautilus 220’s financial health without compromising its service model.
• Resident Relations & Service Excellence: Cultivate and personally steward relationships with Nautilus 220’s residential community. Anticipate needs. Resolve concerns with speed and grace. Set the service philosophy and hold every team member accountable to it. Ensure every resident interaction reflects the Nautilus 220 standard.
• Property & Asset Management: Oversee all aspects of property maintenance and capital investment to ensure Nautilus 220’s physical environment is maintained at the highest possible standard. Manage the preventative maintenance program, oversee capital projects, and protect the long-term asset value of the property.
• Security & Life Safety: Ensure the implementation of comprehensive, resident-appropriate security protocols and life safety programs. Collaborate with the security team and external partners to maintain a secure, discreet, and professional building environment.
• Vendor & Contractor Stewardship: Identify, negotiate, and manage relationships with the vendors and contractors who serve Nautilus 220 – including landscaping, security, housekeeping, elevator maintenance, and specialty contractors. Hold all service partners to BBM’s exacting standards for quality, professionalism, and contractual performance.
• Legal, Regulatory & Governance Compliance: Ensure Nautilus 220 operates in full compliance with the Florida Condominium Act (Chapter 718), HOA statutes (Chapter 720) as applicable, all local ordinances, and the property’s governing documents. Maintain all required community association records, meeting minutes, and official filings in accordance with Florida law. Maintain an active Florida CAM license in good standing at all times.
• Technology & Innovation: Stay ahead of emerging technologies in luxury residential operations and resident experience. Implement and optimize systems – from building management to resident communications — that enhance the Nautilus 220 experience and operational efficiency.
• Emergency Management: Develop, maintain, and execute comprehensive emergency preparedness and crisis response plans. Lead the building’s response to any situation affecting resident safety or operational continuity – including weather events – with composure and authority.
• Communication & Ownership Reporting: Maintain clear, consistent, and transparent communication with BBM leadership, ownership, and the resident community. Deliver regular performance reports that provide genuine operational insight and financial clarity.
• Asset Value Preservation: Implement and champion initiatives that protect and enhance the long-term value and desirability of Nautilus 220 as a premier South Florida luxury residential address.
WHAT YOU BRING
• Active Florida Community Association Manager (CAM) license (DBPR) – required; no exceptions.
• 7+ years of progressive property management experience, with at least 5 years in a General Manager, Property Manager, or equivalent senior on-site leadership role in a luxury residential, condominium, or high-end mixed-use community.
• Proven track record of exceeding the expectations of a discerning residential community in South Florida or a comparable luxury market.
• Thorough working knowledge of Florida Chapters 718 and/or 720, community association governance, and applicable DBPR compliance requirements.
• Exceptional financial acumen: budget development, P&L management, variance analysis, and ownership-level reporting.
• Demonstrated ability to build, develop, and retain a high-performing, professional on-site team.
• Outstanding communication, negotiation, and interpersonal skills – equally effective in a board meeting and on a building floor.
• Proficiency in property management platforms (Yardi, RealPage, BuildingLink, or comparable) and Microsoft Office Suite.
• Bilingual English/Spanish strongly preferred given Nautilus 220’s resident community and BBM’s workforce.
• Impeccable professional presentation, discretion, and demeanor – always, without exception.
• Bachelor’s degree in Hospitality Management, Business Administration, Real Estate, or a related field; CMCA, AMS, or PCAM designation a plus.
