COMPANY OVERVIEW: Alterra IOS is a Philadelphia-based investment firm focused exclusively on Industrial Outdoor Storage (IOS) properties across the United States. Alterra IOS has acquired more than 450 properties across 39 states, through multiple investment funds. The company is vertically integrated, with over 40 experienced professionals and in-house capabilities including acquisitions, asset management, leasing, operations, and development.
POSITION OVERVIEW: The Data & Analytics Analyst will support the implementation, enhancement, and adoption of technology tools across the company, while also assisting with data management and visualization projects. This is an exciting opportunity to drive innovation and add value to a leading real estate investment firm through technology, including AI software, automation, and machine learning. The role will work closely with Acquisitions, Asset Management, Finance, and Operations teams to ensure effective implementation and alignment with business needs. The role will report to the Director of Data & Analytics.
RESPONSIBILITIES:
Primary Responsibilities:
• Software/AI Agent Implementation:
o Test, refine, and support adoption of ongoing tools (e.g., zoning, leasing, mapping, query assistant)
o Monitor deployment of new initiatives (e.g., leasing, finance)
• AI-Powered Automation:
o Test and refine existing workflows (e.g., market data, acquisitions)
o Build and implement new automation solutions (e.g., insurance, leasing, email assistant)
Additional Responsibilities:
• Machine Learning Models: Refine existing models through testing and feature development
• Visualization: Develop dashboards using Power BI or equivalent tools (e.g., GIS mapping incorporation)
• Data Management: Maintain high-quality datasets by collecting and cleaning data across multiple sources, while supporting database migration and data integration initiatives
REQUIREMENTS:
• Bachelor’s degree program with concentration in Business Analytics, Data Science, or a related field
• Coding and visualization experience required; AI automation and database experience preferred
• Strong attention to detail, ability to learn independently, and a driven mindset to solving technical challenges and delivering high-quality solutions
